From October 2008 ALL rental properties will require an Energy Performance Certificate (EPC).
It is the responsibility of the landlord to provide the EPC, but they can commission an agent to do this.
If a property is on the market before 1 October 2008 it must have an EPC if it is still on the market after this date.
It is very likely that there will be a rush to obtain EPCs near to 1 October, so book early to avoid disappointment.
Remember, a property rented after 1 October MUST have a valid EPC.
